The decision to move was sparked by the fact that we currently don't manage the size of the property very well as it is a lot of maintenance and since my hubby works very long hours quite a way from home it is diffficult to keep up with the day to day workload of a block this size. Our daughter is currently cared for by her Grandma as she lives close to the school she is enrolled in and as I am a shift worker working as a Registered Nurse on the afternoon shift, this means that I don't get to see my daughter all that much during the week. This as you can well imagine is a big ask for an eight year old and her Mum.
This new house is about looking into the future and thinking of us in old age... I know this sounds strange as we are only 38 and 41 but with the futrue we have pictured hard work in the shape of a large yard is not in the picture. The new home we are building is our DREAM COME TRUE its the Hartley 32 by Dennis Family Homes. Its an entertainers dream. All open plan and SIMPLY GORGEOUS.
It hasnt been a walk in the park up until now let me tell you ...
It took until almost June this year for the Land to settle and for us to finally begin the steps to officially build.
The house has been in metamorphisis since November when we chose the design.
The Hartley design we fell in love with was the Hartley 34 but we thought this size considering that there are only 3 of us in our family was overkill. So we were sent by our sales person to look at the Hartley 321, not aware that they had changed the plans from one to the other. to put it bluntly we were DISMAYED to say the least as it was not at all like what we had fallen in love with.
We therefore had to adapt the 32 into a smaller 34 which was a challenge I tell you.
This is where we stand now:
- The final contracts are signed inluding the 5 pages of variations and are back with the Builder.
- The Bank is onto final Loan approvals ... FINALLY
What is going to happen now:
- The Bank will fax the approval to the Builder either Monday or Tuesday
- The Builder will send of the house lot order this will take 7-10 days to fill
- Then it will take around 2-3 days to go to site and finally start the BUILD

and path to the door will vary but all the rest is the same as our choices.

- Internal Paintwork - Haymes Pearl Lustre Walls and Bareley there on Doors and skirtins/architraves.
- External Paintwork Haymes CB to Guttering, Garage Door and Downpipes - Woodland Grey
- Timbre Louvre and Fascia CB - Paperbark
- Window frames and Flyscreens all in Merino by A & L Windows
- Garage door Sectional Slimline Roller Door with 3 controllers.
- Front Door Hume XN16 x 2 with transluscent glazing as in the picture below.
The Bathroom/Ensuite selections are as above with the trim running horizontal through the bathroom the Floor tile is Marfil Cream matt and the walls are Tilestar Bone White Laid Horizontal (300x450) with Tilestar 15x49 Emperador Polished (3 tiles wide, laid Horizontally top tile above the benchtop and continuing around bath and through the shower at the same height.
The Carpet is by Carpet Call - Chequered Flag Colour Green Beige wit the Gold Underlay. (we decided to go with the cheaper option and stick with the builders ranges as our baby is only 8 and by the time she is old enough not to spill things this carpet will probably be ready for replacement we will get the top of the range then, we did however go with the expensive top of the range underlay so that will extend the wear and tear on the carpet by a few years ... and best of all there is no plush pile for the dust mites to multiply) see pic below.
The rest of the house is done in Ultimate timber floors - Blackbutt (one strip classic) 1820 x 127 x 14.5mm
This is the timber floor that you can sand back 4 x so it will last us a lifetime. pic below
Well I think I have covered it all in regards to the house we are building the land and estate details are as follows:

Sandarra is the newest master planned community located in the South East suburb of Sandhurst that will cater for every lifestyle.
This new residential estate comprises of 500 lots including a 29 home display village. Lots are all levelled and range in size from 400m2 to 900m2. Recycled water is available to all homes which can be used for watering gardens, lawns, washing cars etc.
Sandarra is situated within easy access to all major freeways ( EastLink). Close to public and private schools, a number of parks and reserves nearby and 40 specialty shops.
Residents will enjoy a community feel within the estate, wetland views and 10% of lots will have golf course views.

Our Lot 366 Malua Circuit its not big but its what we want as it will requier almost No Maintenance and this means more time to RELAX which is something we have been missing for the past 6 years.
We have roads and a fence to separate the Sandhurst estates golf course from our estate.
The Street Signs Went up YAY
The Footpaths, Roads and the Nature Strip Trees are in YaY this has happened in the last couple of months.Unfortunately we will not be the first people to build on our side of Malua circuit but all going well we may be in the top 5 .... Expected Site start is before the end of the month.
